No more HOA's

I lived in a condo under Morris Property Management's HOA for 3 years. I am not a "first timer" when it comes to buying or selling real estate. Due to my experiences with Morris, I will not have another property management company.
It took 9 months and the threat of a law suit for them to fix a roof leak.
You cannot obtain a printed copy of the by-laws, even if you're an owner, without paying for them.
We almost lost a buyer because the items we needed the management company to address did not get any attention. In fact, we had to put money in an escrow account to appease the buyer...in case the property management company did not address a crawl space issue. We have asked our contact at the company, twice, to send us proof that we are responsible for the repairs. As of 10/3/09, we still have no response.
It's just unfortunate that the only problems we had while living in the condo had to do with Morris Property Management.
Scandalous Tactics

We come from a family of property managers and owners. I live in a community managed by Morris Property Management. Two of our houses are rental and one tenant family fears going out and enjoy their property due to the harassment occurred with a manager of Morris Property and a neighbor. I have friends live in the area who say their rights for free speech have been violated. I talked to a previous board member who says the board of this community is not voted by the homeowners within the community. Our family has also fallen prey of Morris Property Management scandalous tactics which has led us to contact Consumer Affairs. We have been shocked after reading peer reviews on this site and other sites has led me to want to ask local politicians and government agencies to do a full probe and investigation into Morris Property practices and affairs. Don't use for Homeowner's Association Management Company

I live in a development where the Homeowner's Association is managed by Morris Properties. I like our house, the area, and subdivision, and even the builders/developers. What I do not like is Morris Properties' running of the Homeowner's Association, specifically sending out alleged infraction notices.
I received an alleged infraction in November of 2007 saying that I needed to sod or seed my yard, after what was one of the worse summer droughts the State of Tennessee has had. Why would I do that in the middle of November when the grass would die? I received another alleged infraction notice about a year later claiming that I was illegally dumping trash behind my yard . It was grass clippings, which I hardly consider trash. During the last election, we received a notice that a campaign sign in our yard was against the HOA regulations, despite the fact we sent Morris Property documentation that the right of placing a sign in our own yard was protected by the 2nd amendment ensuring free speech. This week I received another letter saying that the grass in my yard was too high, despite the fact that it had rained almost every day that week and I had not had a chance to cut it yet.
I wrote to Judy Rose, asking her to please advise her staff to be more considerate when sending out alleged infraction notices, and to please make sure that they are valid and justified. I placed my contact information in the letter, and invited her to contact me. I never received any acknowledgement back from her that she even received it, much less an opportunity to discuss my concerns with her.
I'm not against Homeowner's Associations, as I do think they do serve a good purpose. However, I think Morris Properties has done a very poor job in building relationships with the homeowners such as myself in our development. They have alienated homeowners such as myself to a point where only a very small percentage even attend the HOA's annual meetings. If you are on a Homeowner's Association which is looking for management company, look elsewhere.

Poor customer service/liars

Judy Rose does not follow the company mottos, especially the one that says empathy. They expect you to read their minds and know when they are leaving early. Then you get charged a late fee for it. They never fix anything. We like the house and the area, however, the service has been horrible. We take care of the home but regular maintenance is really poor. Then they blame it on the owner. Saying the owner doesn't want to fix it. What owner would not want their property taken care of??? The gutters are stopped up, but they don't want to fix that. It will cost the homeowner in the long run. We have ALWAYS paid our rent every month for 3 years and Ms. Rose will never work with us or be kind in any way. Everyone has problems every once in a while. But she doesn't look at the fact that we PAY EVERY MONTH. She has no empathy, no compassion, no people skills and her homeowners need to be made aware of the fact of how she works. She tries to steal money from you in ANYWAY that she can. We even have a problem that needs to be repaired that could cause serious injury to one of my family, but they still won't repair it. Some day some one is going to cost the homeowner and Morris property money, maybe then they will do what they are supposed to. When we move out I guarantee this house will sit empty for a long time before someone rents it again. ANd the only reason we will move will be solely because of Ms. Rose. I hope she can sleep at night scamming people and being hateful and mean. Also, they have raised the rent EVERY YEAR since we have lived here. We are looking for another house and we can get a much larger home for the price we are paying here and that is what we fully intend to do. When we do move I fully intend to let the homeowner know exactly what Ms. Rose is like.

Unresponsive stafff. Tried to get them to destroy some wasps nest attached to my front window and never heard from them. Then they sent me a lien notice because I was 19 days late on a payment which I had overlooked because I happen to travel for a living. When I tried to contact them to correct this, I was told my rep was on vacation.
Not quite sure what they do here as my front little lawn is always over run with weeds when I come home.

Horrible Horrible Company

These people are the most incompetent obnoxious real estate managers I have run across in my 55 years of life. They never answer their phones and will not return your calls. They have repeated, month after month tried to charge me for fictitious utility bills. They charges me a Late Fee based on my full rent amount, although I pay rent on or before the first of each month. Repeated calls and letters to these people are useless. If anyone plans to associate themselves with this company, please take my advice. Stay away; surely there are other property management companies that will, with very little effort, surpass the performance of the employees/owners of ASSOCIA / Morris Property of Nashville Tennessee.

Outstanding customer service

I have recently completed a 2 year lease with Morris Property, and my experience with this property management agency was good, nothing to brag about. However my personal leasing agent Robbie Tenpenny was outstanding from start to finish and well worth my time in providing this review. My situation required a rapid turn around and Robbie personally handled my account with the professionalism and speed I required. I experience very few issues during my 2 year lease, however any issues that Robbie became aware of she would often personally oversee, and maintaining contact even after hours, so as to ensure the issues were resolved. I have recommended and would continue to recommend Morris Property asking for Robbie Tenpenny, as you will not be disappointed.
As a personal note to Morris Property, Robbie Tenpenny is an outstanding leasing agent, whose representation of your business is the only reason I have considered writing this review. I have worked in the professional customer service industry for over 15 years, and rarely does an individual?s professional representation of an organization merit my time in providing written reviews. Please show your appreciating for this hard working agent.
If your new to real estate investing and don't have an umbrella, don't cry like a baby when it rains. Morris is 5 stars

It is always fun to read the reviews of the new investors. It is obvious in the manner in which they present their emotionally charged statements that they have recently entered the world of investor status. I hope all of us can have a good laugh at the below reviews.
I am proud of Morris Property Management. They have had several major changes in the past few years of which they have been fully committed to maintaining the same level of integrity and standards that Harold Morris had set forth as the cornerstone of this company over 30 years ago.
I have personally worked with Judy Rose, Dave Hendershot and Robbie Tenpenny and as a team they compliment each other to provide a top rated service to the investor and tenant. For the Newbies who believe life is perfect including all humans, I suggest a dose of reality and a good doctor.
I am not here to say that these individuals are perfect but they KNOW how to resolve issues as they present themselves. This is the key to a long relationship and a solid business model.

I have dealt with Morris Property on MANY different levels, from personal to business relationships. I would just like to say that 4 of the reviews posted on here were written by the SAME bitter person (obviously) and for as many people that Morris Property Management deals with, the few disappointments below do not reflect what this company is all about.
