AGREED. I can't even begin to tell you how horrible this association is.
If you are a property owner and expect this company to mange your property while for you PLEASE look elsewhere. I highly recommend opening a dialogue with tenants when they occupy your residence so you are kept in the loop on potential issues which arise with your property. The tenants I currently have in my property are the best you can ask for as renters. They are the type that only come around every blue moon. My property was having issues with a leaking roof and Morris Property would fix the problems by charging me as the owner repair charges yet the tenants told me in emails that the issue was not rectified with several visits by Morris Properties internal repair services. I pay this company to manage my property and if there is a repair which needs attention I don't mind addressing the issue in a timely manner. Because of this companies lack of attention to detail I now have a property which will need extensive repair inside which could have been alleviated with a simple phone call or email. My tenants also briefed me on the horrid conditions they moved into which Morris Property classified as proper cleaning, but yet I was told the property was cleaned upon vacating by the previous tenants: the carpet was not shampooed, the bathrooms looked like a rest area, the landscaping was overgrown and the yard was unkept by the previous tenants. The tenants I have in my property wanted to stay for 3 years, but will vacate at the end of their 12 month lease due to the handling of key repair issues by the rental division. I will say as a property owner after the tenants vacate it is time to find another property management company in the Greater Nashville Area which will suit my needs better. I can type more about Morris Property Management, but it would consume too much of my time. If you choose this company to manage your property definitely be on the lookout for unnecessary charges reference your property on your monthly statement.
Never buy or sell a house under their HOA management unless you want to go through tons of ridiculously high fees. Plus we had tons of showings on our house where people loved it but made specific comments on the neighborhood. Morris never mowed the common area, never made anyone account for their yards, parking situations, etc. They also charge when you refinance as well. Our lender said that it was higher than any fee they had ever seen.
Unfeeling, Unbendable, Arrogant. Flat out impossible to deal with. Payment coupons arrived very late with no allowance for equally delayed payment. On site manager is a monster. Does not relate to other human beings. Lacks patience with older people. You cannot communicate with this company. Very expensive decision for our POA. Seems to affect resale potential. We've heard a number of negative comments from realtors.

I've dealt with several property management companies over the years in California and in Tennessee. Morris Property Management is by far the worst property management company I dealt with for my rental property they oversaw. I have since sold the property but the main reason for selling this property was because this company was miss managing my property to the extent I was losing money on the rental and the fact that I could not get timely email or phone responses from the company.
1. Very hard to get in touch with them. Email or by phone.
2. If the tenant is late on monthly rent, the late charge fee when collected from the tenant is not paid out to the landlord. They keep 100% of the late charge. Every other management company keeps only their percentage and forwards the rest to the landlord. The landlord is at risk so why should the property management keep the late charge? When I asked them why they are keeping 100% of the late charge, their response was because they have to spend time calling and sending mails out to the tenant to collect the rent. Excuse me, but isn't this their job in the first place in which they are already being paid?
3. When the tenant was behind 2 months’ rent, I had to call and send emails out almost daily to bug them to send an eviction notice out. Most property management companies would send out eviction notice without the landlord bugging their property manager. In Tennessee eviction notices can be sent out after being late the first month.
4. If your property needs repair, you have to go through Morris Property repair department. They also charge (get this)….20% supervisory fee for all repair jobs! Again, no other property management companies charge repair supervisory fee.
So beware. If you are looking for property management service, stay away from Morris Property management. You will not have a pleasant business relationship with this company. They are very good at taking your money, though.
non caring. what can i say...bad, bad,bad company we leased from them for more than 5 yrs. extensive mold was found in our condo due to this company not fixing a minor leak. after the blame game between Morris and the condo owner we were told that we could break our lease and move. Then they said..sorry no deposit back because you didnt change air filter and left window sills dirty....WTF..I guess its court for me and them.. ALL THEY WANT IS YOUR MONEY. THEY DO NOT CARE ABOUT YOU IN ANY WAY...IT THERE ANY WAY TO TAKE DOWN THE ONE STAR AND GIVE THEM A MINUS 5 STAR?
Rude, rude, people.. If I were a home owner I would not hire Morris Property Management, Inc. I called these people on a home that I was interested in. Not only do they not answer the phone but they do not return phone calls. When I called back (4th time) finally got someone on the phone, the guy was very unhelpful and didn't seem real knowledgable about a home they have listed. ??? These people really don't care if they rent houses out or not. Their website sucks and there is no pics of their listings. These people are rude and condescending. Trying to get info on a home that they have listed is like trying to pull teeth. Isn't that their jobs???? To rent out houses and give people info on homes they might be interested in????? I would not rent a house from Morris Property nor would I entrust my property to them. n

I've had wonderful experience with Morris Property Home Management, especially Michael Hagewood who is responsible for Brentwood Trace Condos.
My gutter was leaking and I called Michael and the problem was resolved immediately.
Although each person who posts on this site has had his or her own experience, I've found Morris Property Home Management to be excellent.
On a scale of 1 to 5 (5 being the best), I would give them 5 stars and would definitely recommend them to anyone who is seeking out a home management company.

I want to let everyone know that Philip Crow did a fantastic job helping my daughter find and lease a home in the Nashville area. As you probably know, moving from out of state to a new city can be a traumatic experience, especially with a three month old baby!
We contacted Morris Property Management and from the very first I could tell this young man was a true professional! He was extremely helpful and supportive with providing potential homes for lease. He followed up quickly on all our questions and concerns. His manner gives one confidence that he and your company are one that is professional and caring as well.
Philip guided us through all the paperwork, kept us informed of each step of the leasing process and most importantly, was an excellent communicator. He always return phone calls quickly and always had a manner that gave us confidence that he was on top of the whole process.
