No more HOA's

I lived in a condo under Morris Property Management's HOA for 3 years. I am not a "first timer" when it comes to buying or selling real estate. Due to my experiences with Morris, I will not have another property management company.
It took 9 months and the threat of a law suit for them to fix a roof leak.
You cannot obtain a printed copy of the by-laws, even if you're an owner, without paying for them.
We almost lost a buyer because the items we needed the management company to address did not get any attention. In fact, we had to put money in an escrow account to appease the buyer...in case the property management company did not address a crawl space issue. We have asked our contact at the company, twice, to send us proof that we are responsible for the repairs. As of 10/3/09, we still have no response.
It's just unfortunate that the only problems we had while living in the condo had to do with Morris Property Management.

We come from a family of property managers and owners. I live in a community managed by Morris Property Management. Two of our houses are rental and one tenant family fears going out and enjoy their property due to the harassment occurred with a manager of Morris Property and a neighbor. I have friends live in the area who say their rights for free speech have been violated. I talked to a previous board member who says the board of this community is not voted by the homeowners within the community. Our family has also fallen prey of Morris Property Management scandalous tactics which has led us to contact Consumer Affairs. We have been shocked after reading peer reviews on this site and other sites has led me to want to ask local politicians and government agencies to do a full probe and investigation into Morris Property practices and affairs. Don't use for Homeowner's Association Management Company

I live in a development where the Homeowner's Association is managed by Morris Properties. I like our house, the area, and subdivision, and even the builders/developers. What I do not like is Morris Properties' running of the Homeowner's Association, specifically sending out alleged infraction notices.
I received an alleged infraction in November of 2007 saying that I needed to sod or seed my yard, after what was one of the worse summer droughts the State of Tennessee has had. Why would I do that in the middle of November when the grass would die? I received another alleged infraction notice about a year later claiming that I was illegally dumping trash behind my yard . It was grass clippings, which I hardly consider trash. During the last election, we received a notice that a campaign sign in our yard was against the HOA regulations, despite the fact we sent Morris Property documentation that the right of placing a sign in our own yard was protected by the 2nd amendment ensuring free speech. This week I received another letter saying that the grass in my yard was too high, despite the fact that it had rained almost every day that week and I had not had a chance to cut it yet.
I wrote to Judy Rose, asking her to please advise her staff to be more considerate when sending out alleged infraction notices, and to please make sure that they are valid and justified. I placed my contact information in the letter, and invited her to contact me. I never received any acknowledgement back from her that she even received it, much less an opportunity to discuss my concerns with her.
I'm not against Homeowner's Associations, as I do think they do serve a good purpose. However, I think Morris Properties has done a very poor job in building relationships with the homeowners such as myself in our development. They have alienated homeowners such as myself to a point where only a very small percentage even attend the HOA's annual meetings. If you are on a Homeowner's Association which is looking for management company, look elsewhere.
